Jarrod Angove, General Manager at Landmark Homes North Shore and Rodney, says it’s less about having all the answers and more about knowing what matters to you.

Here are some simple ways to get ready.

1. Focus on how you live

Think about your daily routines. Do you need a space to work from home? Do you entertain often? What frustrates you in your current home? Knowing how you live helps shape a home that works for you, not just one that looks good.

2. Collect loose inspiration

Not everything has to match. Save photos of homes you like, rooms that feel good, or features that catch your eye. It could be a layout, a material, or even a view. These bits and pieces are helpful when talking to designers or architects.

3. Understand your site

If you already own a section, get familiar with its shape, slope, and sun. Even simple things like the driveway placement or neighbouring views can shape your design. Your build team will help unpack the technical side, but it’s good to observe the basics.

4. Don’t worry about being vague

As Jarrod puts it, “Often we’ll have a husband and wife, and I end up acting as a bit of a marriage counsellor in that design process.” You don’t need a fixed plan. You just need to talk openly about your priorities and preferences.

5. Set a clear budget

You don’t need to have every dollar accounted for, but it helps to define your top limit and your ideal spend. That way, your design can be tailored to avoid waste or disappointment later on.
